Santa Maria Novella or Oltrarno: choosing a Florence base without a car
Compare station-side Santa Maria Novella with Pitti and Santo Spirito for rail arrival, sightseeing, evenings and a later car pickup.

For a short Florence visit by rail, choose Santa Maria Novella if easy arrival and departure matter most. Choose Pitti- or Santo Spirito-side Oltrarno if you want Pitti, Boboli and the south bank built into each day—and do not mind moving luggage farther from the station.
Neither name identifies one precise lodging location. A room by Piazza della Stazione is a different base from one near Piazza di Santa Maria Novella; in Oltrarno, a room near Palazzo Pitti is better placed for the central river crossings than one toward Porta Romana. Decide from the street address, not the neighborhood label.
The practical comparison
| Priority | Better fit | Why |
|---|---|---|
| Arriving late or leaving early by train | Santa Maria Novella | You can stay on the station side of the historic center and avoid a cross-city luggage transfer. |
| Taking more than one rail day trip | Santa Maria Novella | Repeated station journeys are simpler. |
| Palazzo Pitti and Boboli Gardens | Pitti side of Oltrarno | Both are on Piazza de’ Pitti; Boboli’s listed address is Piazza de’ Pitti 1. |
| Santo Spirito, Santa Maria del Carmine and Oltrarno evenings | Santo Spirito side | Your planned stops are already around your base. |
| An Oltrarno base for sights on both banks | Pitti or the river end of Santo Spirito | This avoids placing the lodging as far south as Porta Romana. |
| One or two nights with a morning train | Santa Maria Novella | The station advantage is likely to matter more than the neighborhood distinction. |
Florence’s tourism office describes Santa Maria Novella station as well positioned for the center and uses it as the starting point for a central-Florence route. The next listed stops include the visitor center and Piazza di Santa Maria Novella, illustrating why station-side lodging need not mean staying outside the sightseeing area (FeelFlorence’s station-to-center itinerary).
Oltrarno is the area beyond the Arno, not one compact lodging pocket. The official Pitti–Santo Spirito–Porta Romana itinerary lists Piazza Pitti, Piazza Santo Spirito, Santa Maria del Carmine, Via dei Serragli, Boboli and Porta Romana among its stops (FeelFlorence’s Oltrarno itinerary). That spread is why the exact address matters.
Read the lodging address before booking
On the Santa Maria Novella side
A listing on Piazza della Stazione, Via Alamanni or the station end of Via della Scala is primarily a transport-first choice. It reduces the final transfer with bags.
A listing around Piazza di Santa Maria Novella shifts the balance toward the historic center while keeping the station nearby. The official tourism route lists the station at Piazza della Stazione, the visitor center at Piazza della Stazione 5 and the basilica at Piazza di Santa Maria Novella 18, making the distinction between “station frontage” and “Santa Maria Novella square” concrete (route and listed addresses).
Choose this side when the trip includes early trains, multiple rail outings or a very short stay focused mainly on the Duomo and the center north of the Arno. It may also be the simpler logistical choice if someone in the group finds bridges, uneven paving or luggage handling difficult. That does not mean every station-area building is accessible: confirm steps, entrance width and lift access with the accommodation.
On the Oltrarno side
For the most convenient version of this choice, look first around Piazza de’ Pitti, Via Guicciardini, Piazza della Passera or the river end of the Santo Spirito area. This keeps Palazzo Pitti, Boboli and Santo Spirito on the same bank while preserving a direct approach to the central river crossings.
A room around Piazza Santo Spirito better suits a traveler who expects to finish evenings there. A room farther west near Piazza del Carmine favors the Brancacci Chapel side of the district. Lodging down Via Romana or Via dei Serragli toward Porta Romana is a different proposition: it places more of the official Oltrarno route close at hand but adds distance from both the station and the north-bank core. FeelFlorence lists Piazza Santo Spirito, Piazza del Carmine, Via dei Serragli 144, Piazza de’ Pitti and Piazzale di Porta Romana as separate stops rather than interchangeable points (official itinerary and addresses).
Do not infer quietness from “Oltrarno” or noise from “station area.” A piazza-facing room, late-opening premises, an internal courtyard, glazing and floor level may matter more than the district name. Check recent room-specific comments and ask whether the room faces the street.
What arrival day looks like
With a train into Firenze Santa Maria Novella, station-side lodging makes arrival straightforward: leave the train and complete only the final short transfer to the accommodation.
Oltrarno adds another leg. Walking may be reasonable with light luggage and a central address, but the route still crosses the city and normally the river. With large cases, limited mobility, rain or a late arrival, consider a taxi rather than assuming every central address is equally easy with bags.
Local buses serve the center and Oltrarno. Autolinee Toscane’s 2026 network overview marks Santa Maria Novella, Santo Spirito, Palazzo Pitti and Porta Romana, but it is not a door-to-door journey planner for a particular hotel (2026 Florence urban network map). Check the operator’s current route information for the proposed address rather than booking around an assumed direct bus.
If a rental car comes after Florence
A car-free stay does not make either district a good place to improvise a rental-car route. Florence’s historic-center ZTL is divided into sectors and monitored at electronic gates that read vehicle plates. The official map also distinguishes ZTL gates, gates with a total ban on private traffic, bus lanes and pedestrian areas; it marks controls around station and Oltrarno approaches including Via della Scala, Borgo San Frediano, Via Romana and Lungarno Torrigiani (Comune di Firenze ZTL rules; official ZTL map).
If collecting a car after checkout:
- Choose the rental branch from its exact collection address, not merely an “SMN” or “central” label.
- Ask the branch for written departure directions from its garage or office, including the first streets to follow.
- Follow current road signs and do not enter a ZTL gate, bus lane or pedestrian area on the assumption that a rental vehicle is exempt.
- If the branch says authorization is required, have it confirm who arranges it and when it becomes valid before driving. The city’s road-services operator distinguishes between daily permits for transit only and permits for transit plus parking, but that distinction does not by itself establish that a visitor or a particular journey qualifies (Servizi alla Strada temporary-access rules).
For most short rail-arrival trips, the simpler plan is to remain car-free in Florence and collect the vehicle only when leaving the city.
The decision in one line
Book Santa Maria Novella for train efficiency; book Pitti or Santo Spirito for an Oltrarno-centered stay. In Oltrarno, favor Pitti or the river end of Santo Spirito unless Porta Romana itself is part of the plan. On the Santa Maria Novella side, distinguish station frontage from the streets around the basilica. Before paying, put the proposed address on a map beside the station, the evening destination and the first sight of each day.
